How to Read Your Home Loan Amortization Schedule

Learn how to read your home loan amortization schedule, understand interest and principal payments, and use it to plan prepayments and savings.

Your bank usually provides an amortization schedule when your home loan is sanctioned, but many borrowers simply file it away. That schedule shows how every EMI is divided between interest and principal throughout the loan tenure. It can also help you understand when making a prepayment could have the biggest impact. 02-reading-amortization-schedule

Why Interest Dominates the Early Years

During the first part of a long-tenure home loan, a larger portion of your EMI goes toward interest rather than principal. This happens because interest is calculated on your outstanding loan balance, which is highest at the beginning.

For a 20-year loan, it is common for a significant portion of the first year's payments to go toward interest. As the outstanding balance falls, the principal component gradually increases, and toward the final years, most of the EMI goes toward reducing principal. 02-reading-amortization-schedule

What Actually Moves the Needle

Don't just look at your EMI amount. Your amortization schedule contains several numbers worth tracking:

  • Total interest paid versus the original principal across the full tenure
  • Your current outstanding balance, especially when comparing a refinancehomeloan offer
  • How a prepayment changes the schedule, including the difference between reducing tenure and reducing EMI
  • Updated schedules after every rate reset, because the original sanction schedule may no longer reflect your current loan terms 02-reading-amortization-schedule

Why This Matters for Timing a Prepayment

Early EMIs are generally more interest-heavy, so a prepayment earlier in the loan can eliminate more future interest than the same amount paid much later.

For example, if you have extra money available, don't just ask how much you can prepay. Compare what happens if you make the payment now versus waiting. A homeloansaving calculation based on your actual loan schedule can show the difference in rupees rather than relying on a generic estimate. 02-reading-amortization-schedule

The Real Cost of Ignoring It

On a ₹50 lakh home loan with a 20-year tenure, the total interest over the full term can be substantial and may even approach or exceed the original principal depending on the interest rate.

The timing of a prepayment also matters. A ₹2 lakh prepayment made in year 3 can save more future interest than the same ₹2 lakh paid in year 10, because there are more future interest charges to eliminate. The exact saving depends on your rate, remaining tenure, and how the lender applies the prepayment. 02-reading-amortization-schedule

The Bottom Line

You don't have to wait for your bank to explain every change in your loan. Reconstruct or review your amortization schedule whenever your interest rate resets or you're considering a prepayment.

A quick findbestrate and homeloansaving check against your current loan figures can turn a vague question like "Should I prepay?" into an actual comparison based on your numbers.
