Taking a home loan is a major commitment. During the process, your lender may also suggest an insurance policy, which leaves one question: is home loan insurance compulsory in India?
The short answer is no. There is no general requirement that every borrower must buy a life or loan-protection policy to get a home loan. Lenders may recommend insurance to protect you and your family from financial risk, but recommended is not the same as compulsory.
Is it mandatory?
Home loan insurance is not generally mandatory by law. IRDAI has addressed complaints about banks and NBFCs forcibly bundling insurance with loans and has noted that customers should not be compelled to buy it.
If your lender recommends a policy, ask whether it is optional or a condition of your specific loan, what it covers, what the total premium is, and whether you can choose another insurer. Don't sign up just because you feel pressured during the process.
Why banks recommend it
A home loan can run 15 to 30 years. Over that time, unexpected events can make repayment hard for a family. A home loan protection plan may cover the outstanding loan in the event of a covered death or other insured event, depending on the policy, which can ease the burden on the borrower's family. Useful, yes. Compulsory, no.
Do you have to buy it from your bank?
Don't assume you must take the policy your lender offers. If you decide to buy, compare the premium, coverage, tenure, exclusions, claim conditions, and total cost. Also check whether the premium is being added to your loan. If it is financed through the loan, you may end up paying interest on it too.
